Building on local homes

Housing across this part of South London varies a lot. Nearer central Croydon you find Victorian villas and Edwardian terraces. Further out, in Sanderstead, Selsdon and Purley, there are many 1930s semi-detached houses, often with long gardens and, in some cases, garages that can be absorbed into a larger kitchen or family room. Further south, Coulsdon and Kenley have a mix of interwar homes and larger detached properties, some on the edge of the Green Belt. The 1930s semis suit hip-to-gable loft conversions and wraparound extensions, while the older terraces are better suited to rear dormers and side return extensions.

Area notes: what we see in each town

Croydon

Central Croydon and the roads around it have Victorian and Edwardian terraces and villas, plus many flats. Houses suit rear and side return extensions and rear dormers. Flats need a different route, because permitted development rights do not apply in the same way.

Sanderstead and Selsdon

Mostly 1930s and later family homes on larger plots, often with garages and long gardens. These are good candidates for side and rear extensions, garage conversions and hip-to-gable lofts.

Purley

A mix of Edwardian and interwar houses, including some larger detached homes. Many families here extend or add a loft rather than move.

Coulsdon and Kenley

Interwar and later housing, with bigger detached homes in places. Some roads sit close to the Green Belt, where limits on enlarging a property can apply.

Planning and permitted development

Planning is dealt with by the London Borough of Croydon. Many homes can be extended or converted under permitted development, but Croydon has 21 conservation areas, some with additional controls, and flats and maisonettes do not have the same permitted development rights as houses. We check the position for your address first and handle drawings, building control and any party wall notices.
