At 31 Edna Street in Battersea, SW11, another contractor had started a major renovation and basement project but was unable to complete it. The homeowner brought in Excel Construction to take over and finish the job, a basement completion in Battersea that also took in the structure and services.

We completed the basement and the remaining works, bringing the house through to completion.

Taking over a stalled project

Taking over another contractor’s work is one of the harder jobs in construction. Before moving forward we had to understand what had already been built, what needed putting right and what was still to do, then plan the rest of the programme around the house as we found it.

Basement completion in Battersea: our work

We completed the basement and fitted it out as a full extra floor of living space: an open-plan family room, a home gym beneath a lightwell, a cinema room and a cloakroom finished in onyx-effect panels.

Behind the finishes, we installed new structural steels and a new MVHR (mechanical ventilation with heat recovery) system, and arranged the new electric and gas connections. We also coordinated the specialist trades for the sauna, bathrooms and plant rooms, so each part of the house came together in the right order.

The finished home

The completed house opens onto the garden through double-height glazing set in a pale stone frame, with walk-on glass rooflights bringing daylight down into the basement.
